TENANT SCREENING & SELECTION PROCESS

CRITERIA FOR RESIDENCY

  1. Applicant’s gross income may be three (3) times the rent amount.

  2. Applicants shall submit individual applications for each credit file to be processed.

  3. All current and previous landlord references will be verified. Failure to provide correct verifiable references may result in the landlord’s right to deny the application, terminate the rental agreement if references are subsequently determined to be false, or charge an additional fee of 100% of the stated monthly rent.

  4. Landlord will make two (2) attempts to contact and verify the references. Failure to contact verifiable references may result in the landlord’s right to deny the application, terminate the rental agreement if references are subsequently determined to be false, or charge an additional fee of 100% of the stated monthly rent.

  5. A credit check will be run on each application. A factor may be applied against the number of accounts and outstanding debts. A debt to income ratio of more than 30% may result in the landlord’s right to deny the application, require a co-signer who meets the same criteria for residency, or charge an additional fee of 100% of the stated monthly rent.

  6. Any recorded or unrecorded collections or judgements may result in the landlord’s right to deny the application, require a co-signer who meets the same criteria for residency, charge an additional fee of 100% of the stated monthly rent, or terminate the rental agreement if subsequent information regarding prior collections or judgements are detrimental to the landlord.

  7. Verification of income may be made by employment verification or proof of self-employment made by verification of business license with city and commerce department. Proof of income may be documented through prior year’s tax statements and/or bank verification.

  8. The maximum number of occupants per unit is as follows:

          1 Bedroom: 2 persons

          2 Bedroom: 4 persons

          3 Bedroom: 6 persons

  1. Any information provided that is incomplete, inaccurate, or falsified may be grounds for denial of the application or subsequent termination of tenancy upon determination of falsified information.

After reviewing the above criteria for residency if you wish to apply there will be a $10.00 application fee due prior to applying for residency. Two (2) to Three (3) business days will be required to process the application.
